Innes England has been appointed by Verdant Regeneration to deliver an integrated property solution at New Stanton Park, a development-ready manufacturing and logistics scheme in the East Midlands.
Extending to approximately 200 acres, the site is strategically located between Derby and Nottingham, less than ten minutes from Junction 25 of the M1. Its scale and connectivity position it as one of the region’s most significant commercial development opportunities.
Our involvement brings together expertise from both our Property & Asset Management and Agency & Development teams, ensuring a coordinated approach across the entire scheme. We have been appointed to oversee property and asset management across the site, managing both industrial and retail elements, while delivering effective service charge management to ensure transparency, compliance and long-term value for all stakeholders.
Alongside this, our Agency team has been instructed to bring forward up to 2.2 million sq ft of high-quality manufacturing and logistics space, in addition to retail and leisure units within the amenity provision. Working closely with Verdant Regeneration, we have also supported the occupier strategy, helping to secure a number of high-profile tenants including McDonald’s, Starbucks, DX Group and Fassa Bortolo, with further occupiers currently progressing through legals.
This integrated approach continues to support the successful delivery of New Stanton Park, which is already attracting strong national and international interest and establishing itself as a leading manufacturing and logistics destination within the East Midlands.
Innes England was appointed by Price & Buckland Ltd, a school clothing company based in Hucknall, to assess and resolve ongoing roof issues at its warehouse facility.
Persistent roof leaks were impacting the building’s usability, restricting storage capacity and affecting day-to-day dispatch operations. A long-term solution was required to ensure the warehouse could be fully utilised, without causing significant disruption to the business.
Our Building Consultancy team undertook a detailed roof condition survey, assessing the existing roof and exploring a range of repair and refurbishment options. Following this, we developed a considered refurbishment strategy centred on an over-cladding solution, designed to extend the lifespan of the roof while avoiding the need for a full replacement.
We managed the tender process to appoint a suitable contractor, ensuring the right balance of quality, value and compliance, and subsequently worked closely with Norwest Industrial Roofing Ltd to oversee the project through to completion. Careful project management ensured that works were delivered efficiently, with close attention to programme and quality throughout.
The refurbishment was completed within a six-week programme, successfully resolving the roof leaks and restoring full operational use of the warehouse. The new roofing system provides a durable and compliant solution, supported by a 25-year material warranty. Importantly, the works were carried out while the facility remained fully operational, allowing the business to continue servicing its customers without interruption.
Innes England was appointed to advise on the valuation and disposal of a former 30,000 sq ft school site in Nottinghamshire on behalf of a private client, following the property entering administration.
Given the building’s specialist educational use, the instruction required a considered strategy to ensure the property was positioned effectively within the market and targeted towards the most relevant occupiers and investors.
Our Professional Services team initially provided a comprehensive market valuation, establishing an evidence-based position that enabled the administrators to proceed with confidence. This was followed by a targeted disposal strategy led by our Agency & Development team, focused on identifying uses aligned with the property’s existing configuration and planning history.
Recognising the strength of demand within the education and care sector, we engaged directly with active Special Educational Needs (SEN) operators, generating early interest from a number of national occupiers and investors. This sector-led approach ensured the property was marketed to the right audience from the outset, maximising both interest and efficiency within the process.
Through close collaboration between teams, we delivered a seamless transition from valuation to sale, maintaining momentum throughout the transaction.
The property was subsequently sold unconditionally within a short timeframe to a national SEN operator, demonstrating the continued demand for specialist educational facilities. Innes England’s integrated approach ensured a swift and well-structured disposal, achieving a strong outcome for the client.
